Leveraging Keith Sheehan’s 35+ years of architectural construction and building maintenance experience, Biosoft evaluated the site through a holistic lens—balancing building fabric integrity, material types, site safety, and wildlife preservation:
1. On-Site Environmental Assessment & Wildlife Deferral Upon discovering active swallow nests in the sheltered architectural eaves, Biosoft enacted an immediate hold on high-level roofline washing. In accordance with Irish wildlife legislation, work on affected elevations was paused and deferred to a post-nesting phase to avoid disrupting the birds.
2. Targeted School Hall Softwashing The external walls of the main school hall were treated using gentle, low-pressure softwashing. DAFM-registered biocides were applied to safely eliminate biological growth, red algae, and weather-related staining at the cellular level without risking high-pressure damage to the wall finish.
3. High-Reach Gutter Clearance & Pure-Water Glazing Wash Using ground-operated carbon-fiber vacuum systems, high-level gutters in approved non-nesting zones were cleared of silt and organic debris. Glazing and window frames were washed using 100% de-ionised pure water systems, drying completely streak-free without chemical runoff.
4. Controlled Ground-Surface Powerwashing External paths, entrance walkways, and perimeter hard surfaces received calibrated mechanical powerwashing. Water pressure and flow rates were adjusted specifically for hard paving to eliminate slick algae and restore slip-resistant footing across student routes.
